Localized stories based on national studies is one of my favorite things. It often sheds an entirely different picture on the national analysis with some local context. The most recent is a Realtor.com analysis that said many homeowners have watched their houses become cash machines as home values surged across some parts of the nation. A new analysis shows 10 cities, split between the South and Northeast, saw the biggest value gains among the top 100 U.S. metros, each for different reasons.
Knoxville was No. 1 on the with 85.9% appreciation and an average $190,000 value increase.
The other side of the story using the same Oct.-Oct. price comparisons. It shows the two smaller metro areas east of Knoxville in Northeast Tenn. had a higher price appreciation rate and a bigger value increase.
Here’s the local other side of the story on that issue:
Kingsport in the Kingsport-Bristol MSA, up 106%, average value gain $101,000.
Johnson City in the Johnson City MSA, up 122.5%, average value gain $189,690.
