The NETAR area delivered one of the more balanced housing-market performances in East Tennessee in November, combining modest price growth with solid sales momentum. It was an increasingly rare pairing across the region.
The November median sales price in the NETAR area rose 0.78% from a year ago to $260,000, marking the most affordable median price among the major East Tennessee markets tracked. By comparison, median prices ranged from the low $300,000s in Cleveland, Morristown, and Chattanooga to $365,000 in Knoxville and $455,000 in Gatlinburg.
While price growth in several higher-priced markets moved either sharply higher or into decline, the NETAR area’s pricing trend reflected stability rather than volatility. That stability translated into stronger transaction activity. Sales in the NETAR area increased 7% year over year, outpacing every other market in the comparison set. Most neighboring markets saw either minimal sales growth or outright declines, including double-digit sales drops in Morristown and Chattanooga.
Taken together, the November data positions the NETAR area as a market where affordability and demand remain aligned. It remains East Tennessee’s lowest-priced major market while also posting the strongest sales growth.
