Mid-month sales numbers show growth was up was up 4.1%. A few strong-performing markets – led by Kingsport – supplied most of the lift, while smaller communities continued to oscillate with tight inventories and shifting buyer activity. Kingsport and Johnson City carried the bulk of regional sales. Kingsport’s performance was especially influential. Despite a year-over-year decline, Johnson City contributed meaningful volume simply by virtue of its size.
Mid-sized markets delivered a mixed picture. Greeneville, Bristol TN, and Elizabethton reflect the region’s gradual normalization pattern of stable demand but more selective buyers. Jonesborough was a notable soft spot, offset by strong growth in nearby small markets.
Smaller markets produced some of the month’s sharpest year-over-year percentage swings. Gray, Bristol, VA, Rogersville, and Bluff City all posted meaningful increases, while Piney Flats and Roan Mountain showed outsized percentage growth due to very small bases. On the downside, Blountville, Erwin, Surgoinsville, and Telford reflected cooling conditions.
