But that surge came with a caveat: prices softened. Median sales slipped even as transactions climbed. It was a classic sign of a liquidity-led recovery. Buyers were active, but with discipline. They were focusing on value rather than stretching for peak pricing.
That pattern contrasts with Johnson City, where sales rose modestly while prices moved higher. Johnson City’s mix of steady demand and firmer pricing points to tighter inventory in higher-quality homes.
Together, the two cities illustrate January’s defining theme: volume is recovering faster than pricing, and each market is responding based on its own supply dynamics.
Secondary Markets Carry the Marginal Demand
Beyond the core, momentum shifted outward.
Communities like Greeneville, Bristol, and Church Hill posted meaningful year-over-year sales gains. These markets are increasingly acting as pressure valves, capturing buyers priced out of Johnson City or seeking more attainable options than Kingsport’s stronger neighborhoods.
Even smaller towns such as Bulls Gap saw activity jump sharply, underscoring how far affordability-driven demand is reaching.
Premium Markets Face Buyer Resistance
Jonesborough stood out for the wrong reasons. Sales fell sharply year over year, and median prices declined as well. It’s a combination that signals resistance at higher price points.
Similar pricing pressure showed up in parts of Blountville and Piney Flats, reinforcing that aspirational pricing is being challenged in today’s more deliberate environment.
Eye-Catching Price Spikes Mask Small Sample Sizes
The dramatic jumps in median price in Telford and Roan Mountain came with very limited transactions. They reflect individual closings, not broad market repricing. In thinly traded areas, a single high-end sale can skew the entire month.
